394,000 sqm of logistics property purchased or rented



In the logistics sector, 394,000 sqm was purchased or rented in 2007 (compared with 332,000 sqm in 2006 and 265,000 sqm in 2005) and 34 transactions were recorded (an increase of 36% on 2006).

43% was located within the Lyon urban area,
57% split between the Plaine de l’Ain, the Saône Valley north of Lyon, and North Isère.

New

With 40% of the surface area rented or purchased in new buildings, the Lyon logistics market is running true to overall trends in the property market and is experiencing constant growth for new buildings.

 

Acquisitions by users

30% of the spaces rented or purchased (new and existing) were acquired by users, which shows the need for flexible products.

 

Transactions

55% of transactions concerned spaces of more than 20,000 sqm (53% in 2006 and 37% in 2005).

 

Available property on offer

The amount of immediately available property on offer totals 380,000 sqm.

This is complemented by a further 290,000 sqm of projects currently under way or due to start in the Plaine de l’Ain, the inner eastern suburbs of Lyon, and North Isère.

 

Prospects

In 2008, demand will be boosted by the concentration of service-providers in the logistics and shipping industries, and the growth and development of logistics providers already established in the Lyon area.

In the new enlarged Europe, Lyon is confirming its strategic position as a major centre for logistic activities.


352,000 sqm of industrial property purchased or rented





In the industrial sector, things are also looking up. In 2007, a total of 352,000 sqm were purchased or rented, compared with 265,000 sqm in 2005 and 332,000 sqm in 2006.

New

18% of industrial property purchased or rented has been in new buildings, with an ever higher proportion of sales to users (52% of all space purchased and rented in 2007). A total of 329 transactions were recorded (a 19% increase on 2006).

New products on the market were characterized by significant qualitative changes, in both architectural and environmental terms.

Bulk of space rented or purchased

Once again, the bulk of space rented or purchased was concentrated in the east of Lyon (49% in the inner suburbs, 20% in the outer suburbs).

Available property on offer

In 2007, the amount of immediately available property on offer totalled 570,000 sqm, 11% of which in new developments. As rental premises are very much in demand, acquisition values continue to rise.
