Real estate market update 3rd quarter 2008 - Industrial prem

* Take-up between 1 January and 30 September 2008

A total of 210,306 sq. m was taken up, down 9% on the same period in 2007 (230,133 sq. m taken up):

81% of this space was in existing property,
44% of this space was sold to occupiers (this percentage has remained stable).

 


Lyon's inner eastern suburbs, still a very attractive area, accounts for 48% of take-up since the start of 2008 (this proportion has remained stable with regard to the total number of sq. m taken up).


 


Take-up outside the Lyon urban area also accounts for a considerable proportion (28%) of the total as a result of an extensive product range currently being developed within three areas:

the CCEL ("Community of Communes of Eastern Lyon") to the east of Greaters Lyon;
the area known as the Côtière (considered inner suburbs of Lyon) in the Ain department;
and the North Isère area.

* Perspective for 2008

Take-up in existing property remains predominant, as demand for land for construction outweighs the available supply. Between now and the end of 2008, a decline in take-up compared with 2007 is expected, although levels will remain in line with averages for the last 10 years.

DECAYEUX STI: 3,216 sq. m (Dagneux-Lyon outer suburbs)
SOGETREL: 3,173 sq. m (Saint-Priest-Lyon inner suburbs)
CHEMO: 2,858 sq. m (Montanay-Lyon outer suburbs)
ATPI: 2,544 sq. m (Chaponnay-Lyon outer suburbs)
LOCAPOSTE: 1,821 sq. m (Rillieux-la-Pape-Lyon inner suburbs)

* Rental values realised (in €/sq. m/year exc. VAT and charges)

Rents have experienced a modest rise.
