Second largest tertiary cluster in France – still going from strength to strength

By 2010, Part-Dieu will be home to over a million square metres of office space

Part-Dieu lies at the heart of the Lyon urban area and was designed around the TGV (high-speed rail) station with its direct links to Paris and the rest of Europe. With a total area of 850 000 sqm, Part-Dieu is today the second largest tertiary development in France and remains a favourite for property investment.

Represented 25% of all demand for new property in Lyon in 2007,
with €50m invested in 2006


Projects in progress



To the south of the TGV station, along Boulevard Vivier-Merle, a number of office developments are currently under way:

From the second quarter of 2009, the Anthemis building (ZAC de la Buire mixed development zone), developed by Cogedim, will offer 19,900 sqm of net floor space.
In 2009, on the ZAC Thiers mixed development zone, the Carat building, developed by Icade and purchased by Générali, will provide 12,500 sqm, which will be complemented by 5,730 sqm at Îlot C2.


Project Focus: Oxygène Tower



In a prime location next to Part-Dieu TGV station and regional shopping centre, the Oxygène Tower – Lyon's second high-rise building – will offer the following:

39,000 sqm (net floor space) in total
28,000 sqm (net floor space) of offices, of which 16,000 sqm (net floor space) is currently being marketed
Cours Oxygène: 11,040 sqm (net floor space) of retail space adjoining Part-Dieu Shopping Centre.

Open to the public in early 2010

The project was purchased in 2005 by real-estate firms RODAMCO and REDEVCO.
